
Each adult applicant (0ver 18 years of age) must fill out an application completely. Management reserves the right to reject any application that is incomplete, falsified, or does not meet the following criteria. A driver's license or government issued identification card with photo is required. OCCUPANCY: No more than TWO persons per bedroom will be allowed in a unit. RENTAL HISTORY VERIFIABLE FROM UNBIASED SOURCES: It is your responsibility to provide us with information necessary to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history. Your application may be rejected if within the last five (5) years there you have had a court ordered eviction. Good past housing references with a minimum of 3 years of immediate past history. Past housing references shall include a record of timely payment, record of abiding by lease rules, record of not disturbing neighbors and record of respect for property. Your application can be denied if previous landlords would be disinclined to rent to you again for any reason pertaining to the behavior of yourself, your pets, or others allowed on the property during your tenancy. We reserve the right to deny your application if, within the last 5 years, you have been convicted for disturbance of neighbors, violence to persons or property, destruction of property, a drug related crime, convicted of the manufacture, distribution, or possession of a controlled substance. We will make every reasonable effort to check an application promptly, but please remember that the time required depends upon the availability and cooperation of your reference sources. PLEASE READ THIS CAREFULLY AND CHECK THE BOX ON THE APPLICATION STATING YOU HAVE READ AND UNDERSTAND THE FOLLOWING. The purpose of this application is to determine whether I qualify as a tenant. If my application is approved, the landlord and I shall sign a written lease or rental agreement. The landlord and I have no rental agreement until the time that lease or written rental agreement is signed. If this application is approved and I fail to enter into a lease or rental agreement, the earnest money and any subsequent payments may be retained to compensate the Landlord's costs and damages, subject to the Landlord's duty to mitigate. The earnest money and any subsequent payments will be refunded to me by the end of the next business day if: (1) this application is rejected, or is withdrawn before approval or (2) if the Landlord takes no action on this application by the end of the 21st day following the Landlord's receipt of the earnest money. I hereby authorize the Landlord and Manager to investigate my credit and financial responsibility, income, rental, and eviction history, and the statements made in this application, and to obtain a consumer credit report on me from a consumer reporting agency that compiles and maintains files on consumers on a nationwide basis. My performance under any lease or rental agreement that I may enter into with the Landlord may be reported to such reporting agency. I acknowledge that the Manager and the agents and employees thereof represent the interests of the Landlord; but they also have the duty to treat all parties fairly and in accordance with fair housing law, and to disclose material adverse facts about the property. I was given the opportunity to review a sample lease or rental agreement, and the Landlord's rules and regulations. I warrant and represent that I am at least 18 years of age and that all statements herein are true and correct, to the best of my knowledge.
